What a Valencia Del Mar "Build From" Price Leaves Out

October 22, 2026

GL Homes' Early Move-In page for Valencia Del Mar lists four Venice homes on four lots. One, at 11650 Clever Cardinal Ct, is marked "Available Now" at $1,385,900. Another, on Red Robin Lane, is marked "Available Mar 2027" at $1,618,900, and the listing doesn't mention a pool. On the Signature Collection page, the Venice floor plan shows one number: "Build From: $1,306,900."

The home you wait longer for costs $233,000 more than the one you could move into today. At Valencia Del Mar, the Build From figure is the price of a plan with nothing chosen yet. The homes GL actually has on its lots are priced by homesite and selections. Meanwhile the Build From floor has been rising since the models opened.

The Starting Price Has Already Moved

Valencia Del Mar is GL's newest Valencia. It covers 188 acres on the west side of Lyons Road, about two miles south of Boynton Beach Boulevard, and is planned for 518 single-family homes. Pre-construction sales began in March 2025, according to GL's December 2025 release. In July 2025, the Palm Beach Post reported that Palm Beach County had approved 37 more homes there.

Here is how the advertised starting price has changed since then:

Date Starting price as published Source
Dec. 23, 2025 From $1.1 million GL Homes release
Feb. 2, 2026 From $1.1 million GL Homes release
Feb. 23, 2026 Signature from $1.1 million, Vintage from $1.4 million GL Homes release
March 12, 2026 Begins at $1.1 million, with about a quarter of 518 homes sold Palm Beach Post
June 18, 2026 From $1.2 million GL Homes release
Mid-October 2026 Barbados plan, Build From $1,236,900 GL Signature Collection page

The earlier figures are rounded marketing floors, and GL hasn't published a plan-by-plan schedule of increases. So the table shows how the entry point has moved, not exactly how much any one plan went up. Still, the direction is clear. The lowest-priced Signature plan GL lists today is about $137,000 above the "$1.1 million" quoted through mid-March.

New communities often work this way. Early buyers get the lowest prices, and as homes sell, each release resets the starting point. If you're comparing Valencia Del Mar with an older Valencia, the useful question is what the floor is this week, since a starting price quoted in spring may already be out of date.

Build From Is a Plan, Not a House

The Build From number is a floor-plan price. GL's terms of use, effective May 15, 2026, spell out what it leaves out:

"All prices are subject to change at any time and without notice, and do not include optional features or premiums for upgraded homesites."

The base home is well equipped. In a July 2026 update, GL lists porcelain flooring, quartz counters, designer cabinetry with crown molding, GE Monogram appliances, freestanding primary-bath tubs, impact windows and doors, stone exterior details, and screened covered patios as standard. GL says its Design Studio offers thousands of finishes and personalization options, and its terms direct buyers to the sales center for current pricing. GL also says most Signature homesites released in May 2025 had waterfront views.

So the homesite and the options, the two choices the Build From number leaves out, get their prices at the sales center.

What the Lots GL Has Listed Actually Cost

The Early Move-In inventory is the best public look at real pricing, because each home is a specific address with its homesite and selections already chosen. As of mid-October, each listed home is priced above the Build From figure for its plan:

  • Barbados, Build From $1,236,900. Lot 0032 on Serene Heron Dr lists at $1,343,900, and lot 0095 on Bright Blue Jay Ln at $1,348,900. Both are marked "Available Feb 2027," so they cost $107,000 to $112,000 more without arriving any sooner.
  • Bimini Grande, Build From $1,279,900. Lot 0172 on Wise Owl Way lists at $1,502,900 for December 2026, and lot 0131 on Majestic Peacock Path at $1,506,900 for January 2027. Both include a pool and run $223,000 to $227,000 above base.
  • Venice, Build From $1,306,900. The four listed homes run from $79,000 above base, for the home available now on Clever Cardinal Ct, to $312,000 above base, for the March 2027 home on Red Robin Ln. Lot 0223 on Red Robin Ln includes a pool, is available now and lists at $1,499,900.

GL doesn't break these gaps down into lot premium, pool, and design selections. The pattern still holds across all three plans. The size of the premium doesn't follow the delivery date. Some homes you could move into today cost less than homes finishing next spring. The extra money goes to where the home sits and what's inside it.

For a buyer, this changes the comparison. Build From versus Early Move-In isn't a trade between saving money and waiting months. A to-be-built home on a premium lot with a pool and upgraded finishes would likely land in the same range as the listed inventory. You'd also wait for construction, and GL publishes no build timeline for a to-be-built Valencia Del Mar home. The Build From price is what you'd pay with the most basic lot and no added selections.

The larger Vintage plans follow the same logic at a higher level. GL quoted Vintage "from $1.4 million" in February. Two of the Vintage homes on its Early Move-In list this month, a Caroline Grande on Corsican Finch Ct and a Savannah on the same court, are $1,870,900 and $1,882,900, both with pools and both available now.

The Closing-Cost Offer Comes With Conditions

GL's special-offers page lists $10,000 toward closing costs at Valencia Del Mar for buyers who use GLFinancial or pay cash, and who also close with Nova Title. A separate $1,500 offer is listed for police, firefighters, EMTs, active and retired military, and repeat GL buyers, with the same GLFinancial-or-cash and Nova Title conditions.

On the cheapest Barbados base price, $10,000 is about 0.8%. On the $1,618,900 Venice home on Red Robin Ln, it's about 0.6%. Next to the $79,000 to $312,000 spread above base on the listed homes, the incentive is small. Whether it's worth giving up a lender or title company you already use is a question for those professionals. GL also notes that offers vary by community and homesite and can change without notice.

Part of the Price Is a Clubhouse Still Under Construction

The amenities also explain some of the price, and they aren't finished yet. Valencia Del Mar's Community Center is open, and GL calls it the hub of activity "while the expansive 43,000 sq. ft. Clubhouse is underway." GL's October 2026 progress update says the clubhouse lap and resistance pools are underway. Work continues on the fitness area, restaurant and kitchen, social hall, and patio bar, and the racquet club's indoor pickleball building and outdoor areas are still in progress. The update gives no completion date.

A buyer moving in this winter would be living in an active construction phase, with the Community Center as the social space until the main clubhouse opens. That matters most to buyers for whom the clubhouse is the main reason to choose Valencia Del Mar over an established Valencia whose amenities are already complete.

Where the Older Valencias Sit Against That Floor

Valencia Isles, one of the established Valencias, has its clubhouse at 11200 Valencia Isles Boulevard in ZIP 33437. According to Florida Realtors' Q3 2026 Palm Beach County ZIP report, released Oct. 16, single-family homes in 33437 sold at a $465,000 median in the third quarter of 2026, up 2.2% from a year earlier. Median time to contract was 48 days, sellers received 94.7% of original list price, and active inventory was down 37.3% from a year earlier, at 2.4 months of supply.

Those numbers cover the whole ZIP, not just the Valencias, so they can't price any particular resale home. They do show how far apart the two choices are. The cheapest Valencia Del Mar Build From price is more than two and a half times the 33437 median. The tighter resale inventory also means buyers who go the resale route have fewer homes to choose from than they did a year ago. GL's case for the premium rests on a new roof, impact windows and doors, lower maintenance, and a new-home warranty. Before relying on those advantages, compare them with the inspection, insurance, and HOA documents for a specific resale home.
